Client Retention and negotiation

I spearheaded the full renewal process to increase rental income by 8% in 12 months across the portfolio. This process started by reaching out to owners to inquire about their plans and metrics for success. As a subject matter expert studying the market day in and day out, I would then offer suggestions based on market research to achieve strategic goals, and begin the conversation with tenants. I would manage negotiations between both parties until we reached a satisfactory outcome, with the goal of retaining both tenants and clients in our portfolio—achieving a successful 78% retention rate on over 800 renewals per year.

After engaging the renewal process between owners and tenants, any tenant(s) that decided against renewing would prompt our re-marketing process. Once I received notice from tenants, I’d pivot to get the property back on the market to minimize vacancy and maximize income. This urgency in minimizing impact to owners proved successful in retaining clients over time.

I utilized market research and strategic development methodologies to craft, implement, and spearhead an average of 30 comprehensive client market proposals. By leveraging extensive market research and an expert grasp of market trends, I accurately forecasted potential earnings and strategically expedited releasing timelines, consistently achieving an average time on market of less than 21 days.

copywriting & content

After sending the market analyses I created to owners and negotiating pricing based off of market trends and strategic goals, I would complete the final step in the re-marketing process: writing the content and posting across digital platforms. I would blend a mix of storytelling with strategy to expedite turnaround and maximize profits. Below are just a few of the listings I put together, but on average, I have listed roughly 30 units a month, and have done that for 3 years…math isn’t my favorite, so I’ll leave that up to you.

Through A/B testing, I determined that short form content works best for our co-living listings as they speak to the simple product we’re trying to sell, whereas the long form listings told the story and character for our long-term housing, painting the picture of the quality of life prospects would have by making our rental their home.

While client retention, market research, and copywriting are all individual skills I have managed and developed, they all play a role in the same project — re-listings — which allowed me to develop skills in traditional project management methodologies. I own the re-listings process from start to finish, ensuring clear communication and execution along the way.

I oversee the day to day prioritization and execution of tenant maintenance requests, ensuring timely completion and the coordination of projects across various teams and vendors. In total, I’ve guided over 1000 maintenance requests through to execution in 12 months, maintaining an average approval rating of 4.1 out of 5 with a notable turnaround time of 2.45 days on average.

While managing the Client Experience team, I owned our Roommate Swap Project that allowed residents of 2+ unit homes/condos the ability to swap someone off of the lease without needing to terminate the lease entirely. This required myself and my team to screen their chosen replacements, request approval from owners, collect fees, and coordinate the official lease modification addendum for signing by all parties. Through this, I led the team to record breaking team revenue (for a team that was not revenue-generating) of over $42,000 in 12 months.

Launching Nest DC Co-Living: a B2C solution to housing in DC.

Part of the challenge with delivering this new company product is selling the benefits of shared, all-inclusive living. We’re confident this is a solution to expensive, limited housing in the city, so I’ve developed some content over time to help communicate those benefits in a more digestible manner. After some A/B testing, we came to find the simpler content made a bigger impact. Take a peak at a few pieces I put together on Canva.

I manage the updates and maintenance to our site, which sees an average of about 5,000 organic visitors per month. I’m regularly optimizing website SEO with strategic keywords and copy derived from marketing data to boost organic site traffic 17% month over month. Within 3 months, we saw a 42% increase in lead conversion which led to a 44% boost in occupancy.

Virtual Move in Guides

I spearheaded the ideation and creation of new online move in guides for new community members to help streamline their move into our co-living communities. This is a living resource during their stay so they feel confident in their move and we feel confident we’re providing the most up to date and accurate information.

Co-Living FAQs

In an effort to improve efficiency in our leasing process and allow prospects the opportunity to self-help, I worked with our leasing team to gather frequently asked questions that I compiled into an online resource for prospects. This significantly reduced time spent on the phone or in showings with prospects who were able to have their questions answered promptly.
